About the Maumelle, Arkansas Area 

The delightful city of Maumelle has a population of approximately 12,559 people, offering all the benefits of a big city while maintaining its small town charm. The city boasts excellent recreational opportunities including scenic parks, bike paths, walking trails, pristine lakes, playgrounds, country clubs, championship golf courses, and a community center. And, with Little Rock just across the river, exceptional cultural opportunities, lively festivals, first-class shopping and superb dining are always readily available. Maumelle is a city where you can have the best of both worlds. 

Location
Located in Pulaski County, Maumelle is in the Little Rock metro area of central Arkansas, in the southeastern United States. Jefferson and Grant Counties to the south, Faulkner County to the north, Perry and Saline Counties to the west, and Lonoke County to the east bound Pulaski County.  

Geography/Terrain
Covering a total area of 9.3 square miles, Maumelle has 8.8 square miles of land and 0.5 square miles of water. It is an area of rolling terrain in the foothills of the Ouachita Mountains, sitting at an elevation of 338 feet. Maumelle borders the Arkansas River and has two lakes, Willastein and Valencia. 

Distance to 3 closest major cities
Memphis, TN is 134 miles northeast; Fort Smith, AR is 118 miles northwest; and Texarkana, AR is 136 miles southwest of Maumelle. 

Jobs
There are excellent job opportunities to be found in and around Maumelle. The major employers in the area are: Molex Incorporated, Target Little Rock Distribution Center, Kimberly-Clark Corporation, Scholastic Distribution Services, Molex Inc., Ace Hardware Retail Support Center, Cintas Corporation, Precision Systems and Space Division, Plastic Ingenuity, Lamb and Associates Packaging. Educational, health and social services provide 22.7% of the employment in the city, finance, insurance, real estate, and rental and leasing provide 13.1%. The unemployment rate is 4.90% with recent job growth at 2.55%. The average commute time is 25 minutes. The median household income is $56,810 and the per capita income is $27,185

Housing
You can find an excellent range of beautiful homes and neighborhoods in Maumelle. There are homes overlooking the country club or bordering beautiful parkland. The lots are good-sized and the scenic surroundings are not to be missed. 

Parks/Sports/Recreation/Golf
Charming parks, many with facilities such as playgrounds, and basketball courts, can be found in Maumelle. More than thirteen miles of paved trails and wooded greenbelts stretch throughout the city, for the recreational enjoyment of residents and visitors. Picnicking and fishing are available at 10-acre Lake Valencia and Lake Willastein. 

Beyond the city limits there are several outstanding state parks and one national park. Hot Springs National Park is located 60 miles southwest of Maumelle. State parks in the area include: Pinnacle Mountain State Park, Toltec Mounds State Park, Lake Catherine State Park (50 miles south of Little Rock), Lake Degray State Park (50 miles southwest of Little Rock), Lake Ouachita State Park, Petit Jean State Park, and Woolly Hollow State Park (50 miles north of Little Rock). 

The Jesse Odom Community Center is Maumelle’s newly renovated recreation complex. It features a double gymnasium, and a health club with cardio and weight rooms. Maumelle Diamond Center is the location of the Maumelle Sports Association and Maumelle Adult Softball, while the Rolling Oaks Soccer Complex is home to the Maumelle Soccer Club. Also available to residents is the Dowell Naylor Aquatic Center, which boasts a diving board, 2 slides, and water sports. 

When you visit the Maumelle Country Club you can take advantage of their stunning, private 18-hole championship golf course or perhaps enjoy the swimming pool, the tennis courts, the pro shop, or the clubhouse. The Country Club of Arkansas residential development includes a beautiful semi-private18-hole golf course. The Country Club boasts a clubhouse, a pro shop, an athletic club, an indoor/outdoor pool, as well as volleyball and tennis courts. The greens are carefully manicured with both wide and narrow fairways. The Plantation Golf Club is another semi-private 18-hole course, which is situated on the bank of the Arkansas River and offers challenges as well as scenic views of Pinnacle Mountain. 

Special Attractions/Events
Maumelle is located just nine miles northwest of Little Rock, with all the attractions and activities the city offers. The Arkansas Aerospace Education Center is a favorite attraction, with its space exploration exhibits, its 250-seat IMAX theatre and six-story projection screen. The Arkansas Museum of Science and History is Little Rock’s oldest museum, housed in the Tower Building of the Little Rock Arsenal, which was built in 1838. The Children's Museum of Arkansas is housed in the historic Union Train Station in and is a hands-on interactive museum with over 20 exhibits and activities. The Decorative Arts Museum has crafts and art exhibitions, lectures, classes, and tours.  

The Arkansas Symphony Orchestra features well-known Classical and Pops artists. The Arkansas Arts Center offers exhibits including paintings, sculpture, and photography. It also stages theatrical productions in the "Children's Little Theatre." The Little Rock Zoo, one of the nation’s best, is home to over 500 different species. 

You can celebrate all year long in the Maumelle area. Little Rock has the Arkansas State Fair, Riverfest, the Arkansas Literary Festival, Blues on the River, Oktoberfest, the Bluegrass Spring Festival, the Fall Bluegrass Festival, the Territorial Fair, and World Fest, to name of few. 

Interesting Facts/Historic Buildings and Places
There is evidence that man first inhabited the Maumelle area around 400 B.C. Eventually, the Osage Indians claimed the land north of the Arkansas River, including Maumelle, as their hunting grounds. 

In 1812, a group of settlers from Alabama arrived in Maumelle. The brothers, Jacob and James Pyeatt, who settled an area that is now a part of the Maumelle Country Club golf course, led them. This settlement became known as Pyeattstown. Jacob Pyeatt operated a ferry on the Arkansas River and James Pyeatt was a farmer. By 1819, the settlement had grown to a population of 150. Farmers settled in the Maumelle area in the mid to late1800's, and Maumelle continued as farmland until 1941. At this point, the United States Government purchased it from the individual landowners for a munition manufacturing and storage facility. 

In the early 1970’s, Maumelle was one of the nation’s thirteen "New Towns" and by the spring of 1974, the town's infrastructure was in place and the first family moved in. The community was named for Maumelle Mountain, which was named for French term for "breast. 

Situated in nearby North Little Rock is the Old Mill Park, which is an authentic re-creation of an 1800's gristmill. The Old Mill is featured in the opening scene of the film "Gone with the Wind." The gristmill on the first floor was first operated in 1828.

First Time Buyers >Insuring Your Home

Many home buyers are concerned about whether they have an insurable interest in the property before the actual closing. The answer is an unqualified "yes". Although the buyer is not yet the recorded owner of the property, he or she has an insurable interest in the property as soon as the agreement of sale is executed by both the buyer and seller.

Should you get hazard insurance before the closing? It depends. Buyers do not usually insure a property until the title passes to them from the seller. However, it's wise to know what the agreement between you and the seller stipulates with regard to insurance.

Most agreements state that the property will be insured for a specific amount. This is very important to both parties. From the buyer's point of view, it is also critical that an adequate sum or full replacement value be stipulated. Watch out for agreements which read "as now insured". This is an all-too-common practice which usually indicates that the seller does not to want to increase inadequate insurance coverage.
